Over the next few weeks, we will be sharing the various phases of construction.  Some phases are only applicable to an on your lot builder - especially the first phase of design. 



From Chapter 12:  Understanding the Building Process


Design Phase (1-6 months)

In the initial stages of embarking on the journey to construct a new home, a pivotal step involves entering a preliminary contract with a chose builder, thereby solidifying the collaboration.  This contractual agreement serves as the foundational framework, delineating the mutual commitment between the homeowner and the builder.


Subsequently, engaging in layout and design meetings becomes imperative, marking the inception of the creative process.  These sessions serve as forums for brainstorming and conceptualizing the ideal floor plan tailored to the homeowner's preferences and requirements.  Following these deliberations, the blueprint takes shape and progresses to the hands of an architectural drafter. 


The architectural drafter assumes the crucial role of transforming conceptual ideas into tangible reality by crafting comprehensive engineering and structural plans.  These meticulously crafted blueprints serve as the blueprint for the construction process, providing the necessary guidelines and specifications to bring the envisioned design to fruition.


In the realm of production homes, many builders offer predefined packages, presenting homeowners with an array of curated options to choose from.  This streamlined approach streamlines the decision-making process by presenting preselected choices for flooring, countertops, lighting, and other essential elements.  Unlike custom homes, where every detail is meticulously tailored to the homeowner's preferences, production homes offer a more standardized design experience.


Navigating through the design phase unveils the fundamental distinction between custom and production homes.  While custom homes afford homeowners the liberty to orchestrate every facet of the design according to the individual tastes and aspirations, production homes adhere to predefined design packages, offering a more structured approach to the design process.


Next, we will be sharing the Pre-construction phase (30-45 days).  If you are buying a production builder home, this can seem like the longest phase of your process.  Stay tuned to find out what is really happening in this phase and why it is critical!
