Today I am spending the afternoon with a new construction buyer for their new home orientation. This is where the construction supervisor goes over the ins and outs of the new home and all that new Smart technology. So I wanted to share another snippet from our new book "The Buyer Advantage: Your step-by-step guide to confidently purchasing and building your New Home" about what happens in the two weeks prior to closing on your brand new home!
"Closing represents the conclusive phase of the home acquisition process, where all necessary documents are signed, and legal formalities are fulfilled. During this crucial stage, you will be presented with the final loan statement, a deed transferring ownership to your name, and an assortment of disclosures mandated by both state and federal statutes. Subsequently, the title company will assume the responsibility of delivering the duly executed documents, signed by both parties, to the county clerk’s office for official recording purposes. This ensures the seamless transition of ownership rights and adherence to regulatory requirements."
Typically two weeks beforehand, it's customary to conduct any independent inspections to ensure the property meets the agreed-upon standards. These inspections serve as a final check to identify any potential issues that may need to be addressed before finalizing the transaction. Additionally, within this timeframe, you may also undergo the new home orientation, acquainting yourself with the various features and functionalities of your new residence. Simultaneously, you'll have the opportunity to compile your final punch list, noting any remaining items that require attention or resolution before the closing.
In this critical period leading up to the closing, it's imperative to diligently review and confirm the completion of any contingencies outlined in your contract, particularly those stipulated by your lender. These contingencies serve as safeguards to protect your interests and ensure that all necessary conditions are met before proceeding with the closing. By proactively verifying the fulfillment of these contingencies, you can mitigate potential complications and ensure a smooth and successful closing process."
There are additional items that happen one month prior to closing all the way to 3 days prior to closing. It is vital to work with a new home specialist that understands the difference in closing time lines with new construction.
