Understanding Safety and Building Codes on a New Construction Home

Welcome to our series on the advantages and disadvantages of buying a new construction home.  Over the course of the next two weeks we will share thoughts you may not have considered.  (Excerpted portions from my new book coming out late June 2024).

ADVANTAGE:  SAFETY AND BUILDING CODES

When you purchase a new construction home, you can be confident that it meets the latest building codes and standards. These up-to-date codes offer significant safety and financial benefits, ensuring that your home is well-constructed and secure. Let’s explore how modern building codes enhance the safety of new construction homes and provide potential financial advantages.

Enhanced Safety Standards

One of the primary benefits of up-to-date building codes is enhanced safety. Modern codes are designed to ensure that homes are built to withstand various environmental and structural challenges. This includes requirements for fire safety, structural integrity, and resistance to natural disasters such as earthquakes, hurricanes, and floods. By adhering to these codes, new construction homes offer a safer living environment for you and your family.

Fire Safety Measures

New construction homes are built with advanced fire safety measures, such as fire-resistant materials, smoke detectors, and sprinkler systems. These features reduce the risk of fire-related incidents and enhance the overall safety of the home. Compliance with fire safety codes ensures that your home is equipped to prevent and respond to potential fire hazards, providing peace of mind and protection for your family.

Structural Integrity and Durability

Modern building codes require that homes are constructed with materials and techniques that enhance structural integrity and durability. This includes stronger foundations, reinforced walls, and improved roofing systems. These measures ensure that new construction homes can withstand the test of time and remain safe and stable in the face of adverse weather conditions and other challenges. Investing in a home built to these standards means you can trust in its long-term durability.

Natural Disaster Preparedness

New construction homes are often built to meet codes that address natural disaster preparedness. This includes features like storm shutters, reinforced windows, and flood-resistant materials. Homes in areas prone to earthquakes may include seismic reinforcements, while those in hurricane-prone regions might have wind-resistant designs. These measures enhance the safety of your home and reduce the risk of damage during natural disasters.

Financial Benefits of Compliance

In addition to safety, up-to-date building codes can offer financial benefits. Homes built to modern standards are often more energy-efficient, resulting in lower utility bills. Energy-efficient features, such as insulated windows and high-efficiency HVAC systems, reduce energy consumption and save you money over time. Compliance with energy codes can also make your home eligible for various incentives and rebates, further enhancing its financial benefits.

Potential Insurance Savings

Homes that comply with the latest building codes may also qualify for lower insurance premiums. Insurance companies recognize the reduced risk associated with homes built to modern safety and durability standards. By investing in a new construction home that meets these codes, you may benefit from lower insurance costs, providing additional financial savings over the life of the home.

Ease of Financing

Meeting up-to-date building codes can also make financing your home more straightforward. Lenders may view new construction homes as less risky investments due to their compliance with modern standards. This can result in more favorable loan terms and easier approval processes. The assurance of quality construction and safety features can make your home more attractive to both lenders and future buyers.

Long-Term Value and Resale Potential

Homes built to modern building codes often retain their value better and have higher resale potential. Buyers are likely to appreciate the safety and efficiency features of a home that meets current standards. This can make your home more competitive in the market and ensure a higher return on investment when it comes time to sell. Investing in a new construction home built to the latest codes is a smart financial decision that pays off in the long run.

The up-to-date building codes in new construction homes offer significant safety and financial benefits. Enhanced safety standards ensure a secure living environment, while energy-efficient features and potential insurance savings provide financial advantages. The ease of financing and long-term value make new construction homes a wise investment. By choosing a home built to modern standards, you can enjoy peace of mind and financial benefits for years to come.

We have all heard the great “renting vs buying” debate for years. Some people love renting because, if something in the home breaks, they’re not responsible for fixing it. And I get it. I own property and have had some particularly bad experiences when something went wrong (at the worst possible time). And it’s true, when you rent, you have fewer responsibilities. However, renting isn’t as hands off as many people think, and to be honest, you’ve probably already been paying for those costly repairs without even knowing it. In fact, you’ll probably pay more as a renter than you would as an owner. Let me explain… #1 Owning Will Yield A Return On Your Investment When you own a home, you get tax deductions, which is a big incentive. And unlike renting, your mortgage can’t go up due to inflation or deflation. You’re also building up tons of equity, which means that, when you sell, you’ll have more cash for retirement or more cash to put down on your next home. #2 Renting Makes Your Landlord Rich (Not You) People who own homes are essentially paying into a huge investment every month, so although they have a house payment, it’s going to their mortgage - not to their landlord’s pocket. Additionally, most landlords raise the rent every year, to adjust for the cost of appreciation, which means that the renter is actually the one who’s paying for the depreciation (and future repairs) on all of the appliances of the home. If you’re going to pay that cost anyway, it’s probably better for you to pay them on a home you actually own. #3 Rent Costs are Up Generally speaking, rent in sought-after areas can be massive. Right now, most rent costs are up 5% or more - But while interest rates are in flux. It still means that, for about the same price as renting, you can have more space, freedom, and peace of mind in a home you own. #4 Owning Has More Stability The tenant landlord relationship is notoriously tricky. Landlords write the contract, name their price, and control pretty much everything about the place you call home. They can enter your home, hire their own repairmen (however sketchy and DELAYED they may be), or even sell the home... and there’s very little you can do about it. When you own, you have greater control over all of these things. #5 You can’t make it your own One of the worst things about renting is that you can’t personalize, decorate, or improve the space. So renters are typically stuck with the paint, flooring, hardware, and appliances as the day they moved in… And sometimes, decades before they moved in! (Hello shag carpets!) The sad thing is, most renters rent because they don’t even know that they can comfortably afford a home. They just need a great team who can help calculate the math behind renting vs. owning. If that sounds like you (or someone you know), we can help. No pressure, no sales tactics, just helpful advice and the guidance you need! Our team includes no pressure mortgage brokers who will work with you to see what makes sense for YOU! And finally, if you’re not thinking about making a move just yet, feel free to save this blog for future reference, so you can come back to it! Have a great week!
