The home is a new construction and it should be in perfect condition right? Doesn’t the building department inspect and sign off on the permit? Doesn’t the builder inspect their work as they go? Don’t they inspect before they issue a certificate of occupancy? So do I really need another inspection?
There is a difference between the building inspection and a home inspection. A building inspection is checking the main elements of the home construction process Wind ratings. Number of toe nails in the roof system – the structural and elements of the home.
A home inspector is inspecting additional items such as does the doors all close and latch. Is your water temperature set properly. Does every outlet work as intended. Having a home inspection prior to your final walk thru will enable yon as the new homeowner to focus upon how your home works instead of looking at what needs to be fixed before you close.
A pre-drywall inspection is done to inspect the water lines, electrical lines, and gas lines (if applicable). It will look at are the outlets where you expected and agreed to in the floor plans. It will look at the framing and structure of your home (perhaps the only time you will see this portion of your home before it is covered. It will check any insulation and vapor barriers installed. In wall pest treatment systems. It will also inspect the roof trusses and fasteners.
A final home inspection is done once all the utilities are connected and many times is done during the “punch list” walk through. While you the homeowner are focused on the aesthetics and the excitement of your new home, an inspection is ensuring that everything is working as intended so once you move in, there are not “issues” with a door not closing, an outlet tripping or screen missing.
Working with a seasoned new construction specialist will ensure that timing of inspections give the builder an opportunity to correct without delaying the construction process. Communication between the construction supervisor, the onsite agent partner is key in a seamless process.
As a side note, we also highly recommend a 3rd inspection. This inspection is done at approximately month 10 of your new home. This allows the inspector to re-test everything before that all important 1 year warranty expires. Every home will settle. This can cause issues with stucco cracks. This is NOT a default in craftmanship – it is a minor defect caused as every home settles. However, missing a crack on the home can result in water damage down the road. This one year inspection can assist you in protecting your financial investment.
